Since 1978, the National Multi Housing Council has been the apartment industry’s leading advocate and strategic consultant. Founded in 1978 by a small group of industry legends, including Sam Zell, Preston Butcher, Howard Ruby, Trammell Crow, and Richard Fore, NMHC’s membership roster now reads like a "who's who" in the multifamily industry.

NMHC members are engaged in all aspects of the rental housing business, including apartment ownership, management, development, brokerage and finance.    Backed by one of the most competent and professional staffs in real estate, the Council focuses on the four key areas of federal advocacy, strategic information, industry research and public affairs.  We also host the industry's most sought-after meetings and conferences.

Federal Advocacy
NMHC is widely considered the leading national advocate for the conventional apartment industry.  For three decades, NMHC has leveraged our extensive contacts in Washington, DC with our fact-based approach to lobbying to actively shape the legislation and regulations that affect the apartment industry.   

Strategic Information 
NMHC prides itself on providing thought leadership to the apartment industry by always being ahead of the curve.    We are acknowledged as the preeminent source of apartment-related information, through our newsletters, white papers, guidance memorandums, meetings and web site. 

NMHC's research initiatives help members make informed business decisions.  We offer quarterly reports on current apartment market conditions as well as our annual Apartment Strategies Conference.  We also provide benchmarking surveys and special research reports on a wide variety of topics.  Recent reports have covered the student housing sector, changing demographics, resident technology needs and more.

Industry Meetings and Networking
Networking is one the most valuable benefits NMHC offers its members.   NMHC’s meetings are generally acknowledged to be the apartment industry’s most stimulating and thought-provoking gatherings. Varying in size and focus, the Council’s meetings offer participants in all phases of the industry the invaluable opportunity to candidly share information and insights, debate issues of common interest and hear nationally recognized speakers.  Beyond our meetings, we offer members opportunities to exchange ideas through our Listserves and our online membership directory. 

Public Affairs
As the premier organization representing multifamily housing, NMHC seeks opportunities to actively promote the industry’s positive public image.  NMHC's public relations program emphasizes the desirability of apartment living and the important role apartments play in creating strong, healthy and vibrant communities. 

Our media outreach has resulted in hundreds of articles promoting renting in high-profile publications.  We also provide numerous advocacy tools for members to use in counteracting opposition to new apartments and to educate consumers about the benefits of renting.

Issues Representation           
Often described as a valuable early warning system and a behind-the-scenes insurance policy, the Council is actively involved in forming national housing policy and shaping the legislation and regulations that affect the industry. From public testimony before Congressional committees to selective participation in judicial proceedings, NMHC is consistently heard on the entire spectrum of housing-related issues.   We concentrate our public policies efforts on issues related to housing policy, finance, tax, technology, property management, environmental issues, human resources and building codes.

AIMS Fast Response Network
NMHC operates the Apartment Industry Mobilization System (AIMS) — a powerful, computer-based system to mobilize grassroots support for NMHC legislative initiatives and to notify members of fast-breaking developments in the federal arena.  

Political Action Committee
NMHC sponsors a political action committee exclusively representing the multifamily housing industry. The National Multi Housing Council Political Action Committee (NMHC PAC) was formed to support political candidates, especially U.S. Senators and Representatives who are dedicated to the preservation and production of multifamily housing. Helping to elect such public officials is one of the most important ways NMHC, through NMHC PAC, serves its members.

Although membership in NMHC is required to participate in NMHC PAC, it is funded separately and entirely on a voluntary basis.

Industry Meetings
NMHC’s meetings are generally acknowledged to be the most stimulating and thought-provoking gatherings of the nation’s senior apartment executives. Varying in size and focus, the meetings offer participants in all phases of the industry the invaluable opportunity to join together to candidly share information and insights, debate issues of common interest and hear nationally recognized speakers.

Membership Meetings
The Council holds three membership meetings a year, each one offering a different setting and degree of intimacy.

  • The Annual Meeting in January is the largest of the year, is open to all NMHC members and always covers three days at a world-class resort in Arizona, California, or Florida.
  • The May Board of Directors Meeting is one of the most exclusive annual assemblies of apartment industry CEOs and senior executives.
  • The September Membership Meeting is open to Board of Directors and Advisory Committee members and highlights apartment business issues and the exchange of cutting-edge ideas.

In addition to our membership meetings, NMHC holds a series of Members Only Forums on human resources, property/risk management, and apartment research.  We also host larger Conferences on student housing, technology and apartment market strategies.

Vital Information Resources
NMHC is an acknowledged source of expert information on the apartment industry for Council members, policymakers, the general public and the press. Through its publications and forums, the Council highlights industry “best practices” and provides technical information on a wide range of topics. The Council takes pride in its ability to provide industry leaders with succinct, accurate, timely and comprehensive information.

NMHC E-Newsletters

  • NMHC Update: Published biweekly, NMHC’s trademark newsletter, NMHC Update, is a concise summary of the latest and most important industry developments.  It covers legislative, regulatory and judicial developments as well as the latest developments in finance, property management, sustainability, human resources, technology and building codes.

  • Market Trends: Market Trends is prepared quarterly for NMHC members by NMHC’s research staff.  The publication provides a concise, graphic summary of statistical trends important to the industry’s performance, including vacancy rates, rent increases, apartment starts, employment growth and apartment sales prices.

  • Research Notes: Published quarterly, Research Notes provides data and analysis on topics of special interest to apartment industry professionals. Subjects include resident demographics, trends in apartment ownership and financing, and larger economic issues that affect apartment owners. 

  • NMHC News Watch: This biweekly e-newsletter provides a quick summary of noteworthy articles of interest to apartment executives.  

NMHC Research 
NMHC’s research products are designed to help guide members’ business decisions, improve the industry’s policy and regulatory environment and educate consumers more fully about their housing choices. Perhaps best known for the NMHC 50, its annual ranking of the 50 largest apartment owners and 50 largest apartment managers, the Council also investigates how political, financial, demographic and other trends influence multifamily housing.  

NMHC Benchmarking Surveys
To help further the apartment industry’s evolution into a highly professional industry, NMHC produces a series of surveys and benchmarking data to evaluate current property management operations and to guide the creation of new programs and procedures. They include an annual metro-level compensation and benefits survey, an insurance benchmarking survey and periodic surveys on technology topics.

White Papers and Regulatory Compliance Guidance 
NMHC members can access a comprehensive library of white papers and regulatory compliance guidance on a wide range of topics.  Recent papers include online marketing, energy efficiency and sustainability, human resources, student housing, telecommunications regulations, emergency preparedness, renter demographics, emerging technologies and volatile insurance markets.

Networking Tools
In addition to our must-attend meetings, NMHC also offers members other opportunities to interact with other senior apartment executives.

NMHC Online Membership Directory
One of the most valuable benefits of membership is networking with other NMHC members.  To help members network between Council meetings, NMHC maintains a searchable, online membership directory of apartment firms and apartment executives. 

NMHC's Business and Service Providers Directory
In addition to our online membership directory, NMHC also has a Directory of Business and Services Providers designed to help members promote their businesses and find possible business partners.  This searchable database covers 33 categories, including technology providers, debt and equity providers, insurance companies, consultants, suppliers and more.  Listings are free for NMHC firms (non-members pay $1,000). 

NMHC Career Center
NMHC's Online Career Center allows members to post jobs and recruit interns.  The Center is part of the SelectLeaders Real Estate Job Network, which means that NMHC member ads also appear on the job boards of nine other top real estate association web sites at no extra charge.   NMHC members receive discounted pricing to post jobs on the network, and internship postings are free. 

Advocacy Tools
NMHC offers members a number of resources to promote renting over buying and to overcome NIMBY opposition to apartments.  They include free PowerPoint presentations, consumer brochures for your leasing office, pro-apartment ads and more. 

Expert Advice
NMHC’s professional staff has been described as one of the most competent and professional in the real estate business. They are always available to respond to member questions. With solid expertise on the full spectrum of apartment issues, these professional resources are invaluable when members prepare to interact with government, the media and others in the real estate industry.

MEMBERSHIP CATEGORIES*

Board of Directors
The Board of Directors is NMHC’s decision making body. In addition to enjoying all of the membership benefits of Associate and Advisory Committee members, Board members also:

  • Meet alone in May and in separate session at the two other NMHC Membership Meetings, where they may send three representatives at no charge.
  • Attend NMHC Members Only Forums and industry-wide Conferences, where they may send one representative at no charge.
  • Serve as officers of NMHC and are eligible to chair NMHC committees.
  • Attend private events with national leaders of government and business and invitation-only regional roundtables.
  • Participate in NMHC’s Executive Leadership Conference, held each year at a major university campus.
  • Represent NMHC before Congressional committees and on White House task forces.

Annual Dues: $20,000 (Executive Committee)
$15,000 (Board of Directors)
$10,000 (Introductory First Year for Board of Directors)

Advisory Committee
In addition to enjoying all of the membership benefits of Associate members, Advisory Committee members also

  • Attend NMHC’s September Membership Meeting, where they may send two representatives at no charge.

Associate Member
Associate members enjoy the following benefits:

  • Attendance at the NMHC Annual Meeting in January and NMHC Forums at a reduced registration fee, with a limit of two representatives per company.
  • Eligible to attend NMHC Members Only Forums.
  • Reduced registration fees for NMHC industry-wide Conferences.

Membership dues in the National Multi Housing Council are not deductible for income tax purposes as a charitable contribution, but a portion may be deductible as a business expense or an expense incurred in the production of income.
