For years, off-campus student housing lenders and investors have been challenged by a relative lack of industry data. While operating benchmarks are plentiful for the conventional apartment industry, little is available for firms trying to evaluate student housing investment opportunities.
To help fill that gap, the National Multi Housing Council is pleased to present this first-ever Student Housing Income and Expense Survey. The survey results are based on data provided by larger off-campus student housing firms for the properties they own and manage.
This initial report covers 197 student housing properties and will serve as the basis for an expanded survey in 2011 and more detailed analysis of this data in subsequent reports.
The 2010 survey provides information on total operating expenses as a percent of rent along with four selected line items within operating expenses:
- compensation;
- maintenance and repair;
- taxes (property, etc-not income tax) and insurance; and
- utilities.
A supplemental report (included with all orders) provides information on:
- Taxes and insurance as separate line items
- Turnover and marketing costs; and
- Late fee income
In each of the tables, we show information for the 10th, 50th and 90th percentile.
The data is also broken out further by:
- By-the-bed vs. by-the-unit;
- Type of property: garden or mid-high rise; and
- Age of property: 2003-present; 1998-2002; 1997 and before.
