Technology & a Shifting Multifamily Risk Landscape The multifamily industry is investing in smart home technology and other tech-driven solutions that increase firm competitiveness and meet consumer expectations. The evolution of the industry is leading to millions of connected devices in our buildings, costly broadband infrastructure deployments and a shift to always-on and open networks running our properties and the double-edged sword of opportunity and risk. From the threat of foreign cyber-attacks immobilizing transactions to our increasing reliance on big data for operations and an increasingly costly regulatory landscape at the FCC in Washington, the industry is at a crossroads. Join us for a fast-paced townhall style review of both the risks and opportunities posed by technology and how industry leaders are approaching this challenge.
Converting CRE to Apartments: Strategic Opportunity and Lessons Learned The U.S. has a shortage of apartments and a potential surplus of other commercial real estate spaces. Converting these spaces to housing offers several compelling potential benefits: less potential NIMBY opposition, potential rent premiums for unique properties, sustainability credit for reusing an existing property and the potential to secure a site where it might otherwise be too difficult or expensive to find vacant parcels. But, these conversions aren’t necessarily easy and don’t always make sense. NMHC set aside a block of rooms for meeting attendees with a cut-off date of Wednesday, April 20. Our group rates start at $299 per night (plus applicable taxes). Please specify that you will be attending the National Multifamily Housing Council or NMHC Meeting when speaking to the reservations agent.
Rooms are limited and we expect our room block to sell out. Meeting No Shows and Late Room Reservation Cancellations
NMHC prides itself on bringing the leading apartment industry executives to our membership meetings. As part of your membership benefit, we’ve also made this event free to attend.
Unfortunately, by not charging a fee, we have found that a number of members automatically register for the meeting and book hotel rooms without knowing whether their schedules allow them to actually attend. The result is there are many rooms/reservation cancellations right before the meeting. This has a large financial impact for us.
We kindly ask that you (and your assistant) not automatically book registrations/rooms for these meetings unless you are reasonably sure that you’ll be able to attend.
Local Transportation
The Four Seasons Resort & Club Dallas at Las Colinas is approximately 8 miles from Dallas/Fort Worth International Airport (DFW) and approximately 10 miles from Dallas Love Field Airport (Love Field). Those arriving by air have the following alternatives for ground transportation:
- A taxi from Dallas/Fort Worth International Airport will cost approximately $22-25 each way and takes about 15-20 minutes, depending on traffic. A taxi from Love Field Airport will cost approximately $25-30 each way and takes about 20-25 minutes.
- For Dallas/Fort Worth International Airport, app-based ride services (Uber, Lyft, WINGZ, Alto) are located at the upper-level curbside of each terminal. For Dallas Love Field Airport, app-based ride services will pick up on the lower-level roadway.
- For attendees who decide to drive to the Four Seasons Resort & Club Dallas at Las Colinas, valet parking is $32 and self-parking is $22.

Given the evolving and ongoing nature of the pandemic, NMHC will have the following health and safety protocols in place for all of our events in May in Texas. All attendees will have two options, detailed below, for complying with them.
Additionally, we encourage registrants to test for COVID-19 before they arrive to any of the Texas events.
OPTION One: Proof of Vaccination
Attendees can provide proof of vaccination in advance or on-site to avoid daily COVID-19 tests. (To be considered fully vaccinated, attendees must have received their second Pfizer/Moderna shot or single J&J shot by May 3, 2022.)

Note: To protect your privacy, Safe Expo, NMHC’s third-party vaccine verification and testing service provider, will not share or retain your records. However, that does mean that you will need to upload your vaccination information again even if you have already done so to attend a previous NMHC event.
OPTION Two: Proof of Negative COVID-19 Test and Daily Onsite Tests
- When you arrive, present results of a negative COVID-19 test that has been taken within 72 hours of your first day attending the event. Both Rapid Antigen and PCR test results will be accepted. Home tests are not accepted. Daily testing is required after your initial negative COVID-19 test is presented to the Safe Expo Staff. - On each subsequent day you will be attending any portion of the meeting/forum (Leadership Forum, Spring Board of Directors Meeting), go to the Testing Room located in Cottonwood Foyer on the Lobby Level to take a rapid COVID-19 test.
NOTE: Any attendee who tests positive through our vendor will be tested twice more. The final result will be determined based on two of the three tests administered. Those who have two positive tests will be deemed positive and will be advised to isolate immediately, consult with their personal physician, inform their close contacts and follow current CDC guidelines.
Registration Policy for Guests/Employees Attending Sponsored Events and Meetings
Anyone attending evening events sponsored by individual firms must be NMHC members who have registered for the 2022 NMHC Leadership Forum and/or Spring Board of Directors Meeting. This will ensure that attendees at those gatherings will also be subject to NMHC’s Health and Safety Protocols.
Additional Health and Safety Measures
NMHC will report daily positive test results provided by our onsite vendor to all conference attendees; however, the names of people who have tested positive will be held in strict confidence.
We recommend all registrants test for COVID-19 before joining us in Texas and travel using a KN95 mask for extra protection.
We will provide additional instructions and update you on any additional health and safety measures, such as masking and current local requirements and hotel policies, as we get closer to the event.
A Note for International Attendees
Please note that under new requirements, all international travelers to the U.S. are required to show a negative COVID-19 test result taken no more than one day before travel. Learn more about the new requirements.

While the personal presence of our members is strongly preferred, if you are unable to attend, you are urged to send another senior representative from your company.
