The NMHC Apartment Strategies Conference is where the multifamily industry looks ahead. Held the day before the NMHC Annual Meeting, this one-day program brings together leading executives, investors, economists, researchers, and analysts to examine the forces that will shape apartment markets over the next 16 to 18 months.
From capital flows and economic conditions to development activity, operating performance, and renter demand, the conference delivers the market intelligence leaders need to make near-term decisions with confidence.
Open to both NMHC members and non-members, the Apartment Strategies Conference requires a separate registration from the NMHC Annual Meeting.

- This conference is designed for executives and industry professionals who need a clear view of what is ahead for apartment markets, including owners, operators, developers, investors, capital markets leaders, researchers, analysts, and industry partners.

You must first register for this conference (and/or the NMHC Annual Meeting) to request a hotel reservation.
Conference attendance fees or waivers do not include hotel room charges. The registration policy is as follows:

NMHC membership dues must be current to register at the NMHC member rate for all events.
Note: NMHC complimentary membership and sponsorship allocations are assigned to the firm, not individual employees, and cannot be transferred outside the firm.
Changes or new registrations submitted after this date—including those made onsite—may not appear on the official attendee list. Onsite registration will reopen on Monday, January 25; please check the Agenda for hours.
Meeting Cancellation Policy
Meeting cancellations must be sent in writing to NMHC. Written requests for meeting cancellation refunds received by December 11, 2026 are entitled to a full refund minus a $250 processing fee. No refunds will be granted after December 11.

Group Room Rates:
NMHC has secured discounted room blocks for attendees at the Aria Resort & Casino (starting at $265/night plus a $39 daily resort fee), as well as at the nearby Vdara Hotel & Spa and Park MGM Las Vegas. All rates are subject to applicable taxes (currently 13.38%). Both hotels are connected to the ARIA Resort & Casino by walkway.

Please note: The group room rates are special rates for NMHC's attendees that are only available if you make your reservation through the housing company, Staged Right Events.
Important
In order to make a hotel reservation request, you will need your Meeting Registration Confirmation Code found on your meeting registration confirmation email.
Note: Due to limited room inventory, NMHC cannot guarantee that all member firms will have reservations at the Aria Resort & Casino, nor that all registrants from the same firm will all be placed in the same hotel. Suites and hotel rooms will sell out early; it's highly recommended that you submit all your firm's housing requests (rooms and suites) before the end of July 2026 and any guest name transfers can be made later if needed.

Hotel Waitlist
You may submit a waitlist request through the NMHC housing website if the room/hotel blocks are sold out. The waitlist will be cleared based on cancellations that are received so there is no guarantee that anything will become available. If you would like to waitlist for a suite or upgrade please complete the sponsor suite request form if you have not already done so.

Reservation Steps
NMHC uses a centralized hotel reservation company to manage hotel reservations for all of our attendees at the NMHC Annual Meeting and the NMHC Apartment Strategies Conference. They manage reservations at all of the Official Conference Hotels and are able to provide assistance with identifying other hotels in the area if needed.
- You must register for the NMHC Apartment Strategies Conference and/or the NMHC Annual Meeting prior to requesting a room/suite. (*See Requirements for Reservations for more information)
- Please retain your "meeting registration confirmation number" as you will need this to make a room reservation request.
- Hotel room reservation requests are acknowledged via email within 24 hours and confirmed within 14 business days by a separate email. Please note that room requests received before August 16 may take up to 30 business days to confirm.
- All hotel reservations will require an advance deposit in the amount equal to two nights' room rate plus taxes. Please expect this deposit to be charged to the card provided on the reservation in the month of October.
Requirements for Reservation
- Individuals must be registered for the meeting before making a hotel reservation request.
- If you registered for both the Annual Meeting and the Apartment Strategies Conference, please use your Annual Meeting registration confirmation code to facilitate your hotel reservation request. Only members registered for the Annual Meeting (does not include the Networking Passes) are eligible to stay in the main conference hotel.
- Priority at the Aria Resort & Casino will be given to attendees with registration for BOTH the NMHC Annual Meeting and the NMHC Apartment Strategies Conference.
- Hotel reservation requests will be acknowledged via email within 24 hours and confirmed within 14 business days by a separate email. Please Note: Room requests received before August 16 may take up to 30 business days to confirm.
- All hotel reservations will require an advance deposit in the amount equal to two nights' rate plus taxes. Please expect this deposit to be charged to the card provided on the reservation in the month of October. If you need a copy of the folio, please reply to your hotel confirmation email to submit that request.
- Canceling your meeting registration will result in your hotel room reservation being canceled.
- At check-in the hotel's policy is to place a $150 per day incidental hold to the card presented at arrival (maximum of $600). If you do not place any charges to your room this would be released upon departure.
Sponsor Suite Requests:
- Any registered attendee from a Sponsor firm that wishes to request a suite MUST FIRST complete a regular room request online via this NMHC housing website and then submit a separate sponsor suite request form.
- Please only submit one sponsor suite request form for each guest you'd like to place in a suite. Submitting a suite request for each registrant in your firm will not guarantee your firm will receive extra suites or a suite for each registered attendee.
- Suite requests, suite type and the number of suites per firm cannot be guaranteed regardless of sponsorship level, membership level, or past suites reserved by a firm. NMHC will work to accommodate as many suite requests and preferences as possible.
- If the guest's preferred suite type or any suite is not able to be confirmed, the guest will be placed on a waitlist for a suite and their regular room request will be confirmed (based on availability). If the guest did not make a request for a regular room, a reservation will not be made for them.
- Sponsors may submit a waitlist request through the NMHC housing website if they do not receive their suite preference and want a suite upgrade or if they want to secure an additional suite. The waitlist will be cleared based on cancellations that are received.
- Executive Hospitality Suites will not be available to request through this form and will be assigned only through the Sponsor Meeting Room Rental Lottery. Sponsors who request an Executive Hospitality Suites in the lottery will be notified separately if they receive one. View the Meeting Room Rental Guidelines for more information.
Hotel Change/Cancellation Policies:
Full Reservation Cancellations
- All hotel reservations will require an advance deposit in the amount of two nights' rate plus taxes and resort fee. The deposit will be charged in October. Reservations made after October, will be charged within 7-10 days of the request date. Any full reservation cancellations made after December 11, 2026 will entail a forfeiture of the advance deposit.
- Full reservation cancellation requests MUST be emailed to info@sreconference.com. Once processed, you will receive a cancellation confirmation email.
- Canceling your meeting registration means your hotel room reservation must be canceled. The housing company and NMHC reserve the right to automatically cancel your reservation if you do not.
Reservation Changes
- The advance deposit does not guarantee your room if you do not check in on your confirmed arrival date. Guests that do not check in on their confirmed arrival date will be classified as a no show and their reservation will NOT be able to be reinstated. No-shows may be charged additional penalties if there is no notification of a date change. You must notify Staged Right Events 72 hours prior to arrival by email at info@sreconference.com if your plans have changed so that your reservation can be modified. If your travel plans change within 72 hours of arrival, you can contact the hotel to make the change and be made aware of any penalties that may apply.
- Guest room name changes MUST BE EMAILED to info@sreconference.com at least 14 days prior to arrival, after that time, the hotel will be unable to complete the name change.
- Changes to your arrival and departure date MUST be emailed to info@sreconference.com at least 72 hours prior to arrival. Changes are subject to availability; otherwise, additional room and tax penalties will apply and will be charged to the credit card on file. You will receive an updated confirmation with your change once the reservation is updated.
Note
- No company room blocks will be permitted.
- All room requests, reservations and changes are subject to NMHC's approval and NMHC reserves the right to cancel a hotel reservation at any time.
Ground Transportation:
The ARIA Resort and Vdara Hotel are approximately 2.5 miles from LAS – Harry Reid International Airport (formerly McCarran International Airport). For those of you arriving by air, you have the following alternatives for ground transportation:
- Renting a car (Cost varies by car rental company)
- Taxi (Cost estimated at $15* USD/One Way)
- UberX (Cost estimated at $25-45* USD/One Way)
- Lyft (Cost estimated at $22-46* USD/One Way)

Parking at ARIA, Vdara and Park MGM
- Self-Parking: $18.00 per day. Complimentary for Pearl, Gold, Platinum and NOIR MGM Rewards Members.
- Valet Parking: $30.00 per day for Monday-Thursday & $40.00 per day for Friday-Sunday. Complimentary for Pearl, Gold, Platinum and NOIR MGM Rewards Members.
