NMHC’s Annual Meeting is On! COVID-19 Safety Requirements
Absent a national or state lockdown, NMHC is planning to hold our Women’s Event, Apartment Strategies Conference and Annual Meeting. We will have health and safety protocols in place, however. Namely, all attendees must either: (1) present proof of vaccination; OR (2) provide a negative COVID-19 test result taken within 72 hours of their first day attending the conference AND complete a daily COVID-19 rapid test onsite.
Additionally, we encourage registrants to test for COVID-19 before they arrive to any of the Orlando events.
The US economy recovered quickly after the black swan event of the pandemic, due in no small part to the continued fiscal relief distributed to households and financing for small businesses. Investors fueled this growth with an all-time high bullish sentiment and an appetite for risk while households flush with cash drove residential real estate prices soaring and overwhelmed global supply-chains with e-commerce orders. In contrast, with some state and local governments slow to spend parts of their federal stimulus and consumer prices rising sharply, the question remains undetermined about how long the Fed’s bond-buying campaign will last.
This year’s Apartment Strategies Conference will investigate economic and market trends important to the industry’s performance going forward. What can multifamily real estate investors, owners and operators expect in the next year? Are activities in the market tailwinds or headwinds for economic growth? This conference is an exclusive opportunity to hear industry leaders break down the research and initiatives that proactive multifamily businesses will be focused on in the post-pandemic market.
This conference precedes the NMHC Annual Meeting. It is open to members and non-members and requires separate registration from the Annual Meeting.
Plus...
The NMHC Annual Meeting is the largest gathering of the year where NMHC members come together to network with their colleagues and set wheels in motion for their property deals. Plan to attend informative sessions led by industry leaders and to network at the NMHC and affiliate groups' social events. Open to members only.
Please Note: Signia by Hilton Bonnet Creek will be undergoing an enhancement project during the dates of the 2022 NMHC Annual Meeting and Apartment Strategies Conference, as they break ground on the new Waterside Ballroom, located on the backside of the resort. The Waldorf Astoria Orlando will also be undergoing an enhancement project during this time, continuing work on the expansion of their space with the addition of Central Park Ballroom, adjacent to the front entrance of the hotel. While improvements are taking place at the resort, the hotels will take special care not to disturb guests and minimize the work whenever possible.

Please contact NMHC’s Membership Department at 202/974-2300 or membership@nmhc.org for information regarding registration.
Given the evolving and ongoing nature of the pandemic, NMHC will have the following health and safety protocols in place for all of our events in January in Orlando. All attendees will have two options, detailed below, for complying with them.
Additionally, we encourage registrants to test for COVID-19 before they arrive to any of the Orlando events.
Who's Covered
Our goal is to ensure that everyone connected to our January events is covered by our health protocols. Importantly, anyone attending evening events sponsored by individual firms or visiting sponsors in hotel suites, private meeting rooms, cabanas or reserved networking tables must be NMHC members who have registered for the 2022 NMHC Annual Meeting with either a full registration or networking pass. Our health protocols apply to the following registrants:
- 2022 NMHC Apartment Strategies Conference
- 2022 NMHC Annual Meeting
- 2022 NMHC Annual Meeting - Emerging Leaders Registration
- 2022 NMHC Annual Meeting - Networking Passes
- 2022 NMHC Women's Event
OPTION One: Proof of Vaccination
Attendees can provide proof of vaccination in advance or on-site to avoid daily COVID-19 tests. (To be considered fully vaccinated, attendees must have received their second Pfizer/Moderna shot or single J&J shot by January 3, 2022.)
- Click here to submit your CDC vaccination record online by Friday, January 14, 2022, 5pm ET.
Note: To protect your privacy, Safe Expo, NMHC’s third-party vaccine verification and testing service provider, will not share or retain your records. However, that does mean that you will need to upload your vaccination information again even if you have already done so to attend a previous NMHC event.
Once it is submitted you will receive an email from Safe Expo approving or denying your documentation. Please retain your approval email to present at the event. Note: Check your spam folder if you do not receive an email. - You may also present your CDC vaccination record to the Health Screening Station when you arrive onsite when you arrive onsite, although you may experience delays.
OPTION Two: Proof of Negative COVID-19 Test and Daily Onsite Tests
- When you arrive, present results of a negative COVID-19 test that has been taken within 72 hours of your first day attending the event. Both Rapid Antigen and PCR test results will be accepted. Home tests are not accepted.
Daily testing is required after your initial negative Covid-19 test is presented to the Safe Expo Staff. Click here to create your required Covid-19 Testing profile and save time when you arrive onsite. - On each subsequent day you will be attending any portion of the meeting (Apartment Strategies Conference, Women’s Event, Annual Meeting, Networking Pass), go to the Testing Room located on the Lower Level to take a rapid COVID-19 test.
NOTE: Any attendee who tests positive through our vendor will be tested twice more. The final result will be determined based on two of the three tests administered. Those who have two positive tests will be deemed positive and will be advised to isolate immediately, consult with their personal physician and inform their close contacts. Current CDC guidelines suggest that people who test positive should also quarantine for 10 days.
Registration Policy for Guests/Employees Attending Sponsored Events and Meetings
Anyone attending evening events sponsored by individual firms or visiting sponsors in hotel suites, private meeting rooms, cabanas or reserved networking tables must be NMHC members who have registered for the 2022 NMHC Annual Meeting with either a full registration or networking pass. This will ensure that attendees at those gatherings will also be subject to NMHC’s Health and Safety Protocols.
Additional Health and Safety Measures
NMHC will report daily positive test results provided by our onsite vendor to all conference attendees; however, the names of people who have tested positive will be held in strict confidence.
We recommend all registrants test for COVID-19 before joining us in Orlando and travel using a KN95 mask for extra protection. KN95 masks will also be available onsite.
We will provide additional instructions and update you on any additional health and safety measures, such as masking and current local requirements and hotel policies, as we get closer to the event.
A Note for International Attendees
Please note that under new requirements, all international travelers to the U.S. are required to show a negative COVID-19 test result taken no more than one day before travel. Learn more about the new requirements.

Welcome & Opening Economic Keynote
This session will present the macroeconomic view of today’s capital and housing markets to reveal key trends shaping the commercial real estate industry going forward.
|
9:20 - 9:55 a.m. Floridian Ballroom (Lobby Level) |
The Supply Constrained Marketplace Investor rental housing capital flows accelerated throughout 2021 with private equity real estate fundraising dominating the market. But, with the pandemic inducing a great rethink in household location, lifestyle choices, and its resulting boom in demand, the cost of rental housing also accelerated. Are these shifts cyclical or a measure of more structural changes to the housing market? Weighing the costs of developing rental housing with the unmet demand, raises concerns for preserving and delivering on affordability while also preserving portfolio valuations. With so much capital seeking yield and consumer demand shifts, how are multifamily investors and developers successfully navigating the obstacles of these supply constraints? Moderator:
|
10:00 - 10:45 a.m. Floridian Ballroom (Lobby Level) |
The Deepening of Investor Appetite The multifamily sector has steadily gained shared since the pandemic and shows no signs of slowdown as global and domestic investor shift into the market. And many of these investors bring with them a different sentiment and risk threshold than in previous years. From creative financing activities to commitments of corporate responsibility, investors are taking the initiative when it comes to creating value in their portfolios. What will the growth and evolution of capital sentiment mean to multifamily investment strategies going forward? How are demands for more transparency and data reporting influencing multifamily financing structures? Moderator:
|
11:00 - 11:45 a.m. Floridian Ballroom (Lobby Level) |
The Zeal for Real Estate Technologies Venture capital in new real estate financing technologies and operating systems has snubbed the skeptical call of a ‘bubble’ and demonstrated substantial influence in the market. Venture backed residential tech investment topped out at $25B in 2020 alone. With capital flowing into all aspects of real estate technology services - financing, construction, property management, and resident amenity – how are multifamily investors, owners and operators looking to integrate these asset programs and technologies into their business models? Moreover, with motivations of many new technologies focused on lessening social and environmental impacts, how are conventional asset managers connecting these tactics with their own investment priorities? Moderator:
|
12:00 - 1:15 p.m. Bonnet Creek 7-12 (Lobby Level) |
Networking Lunch |
1:30 - 2:15 p.m. Floridian Ballroom (Lobby Level) |
The Apartment Markets Delving into the market data, multifamily analysts will review the regions and geographies leading or lagging in the post-pandemic marketplace. From overdeveloped to underhoused, this session will outline the supply-demand shifts happening in the residential housing market and the property fundamentals that continue to attract attention. Moderator:
|
2:20 - 2:55 p.m. Floridian Ballroom (Lobby Level) |
The Arrival of Residential Preference The projections of a ‘renter by choice’ demographic in the US housing market have come into focus as rental housing rates rose to 36% of US households, just shy of the historic pre-pandemic peak. The continued demand for rental housing is coupled with a possible fundamental shift in how American households worked, shopped, and saved. What are the lasting effects on residential consumer behavior after the pandemic? And how will the increasing demand for rental housing influence operations and asset management strategies?
